  • Property Asset Management

      OVERVIEW

      Manhattan Software’s Fixed Asset Register module supports asset recording with serial numbers, locations, status, cost centers, etc., for all of the building systems, furniture and equipment (e.g., lab, printing, computers) that need to be tracked. Data can also include specifications from supplier catalogs or data exported from a Building Information Model (BIM). Manhattan Software’s integration with Autodesk® Revit® BIM software is becoming increasingly important to on-going facility operations. BIM software allows architects and engineers to compile a single, data-rich 3D model which supplies comprehensive, reliable, accessible and readily exchangeable information on new or renovated buildings for all who need it during the facility’s lifecycle. It supports a systems approach to design, construction, ownership, maintenance and operation of buildings. Data exported from the model can include the date of purchase, cost, order number, manufacturer, cost center, depreciation, ergonomic data, insurance and warranty provisions and estimated life, as well as manufacturer suggested routine and preventive maintenance procedures.

  • Operations and Maintenance

      OVERVIEW

      Manhattan Software Operations and Maintenance is focused on the on-going operations and maintenance of a building, either in its entirety or for parts of the structure. The goal is to extend the lifecycle of the asset while at the same time ensuring maximum operating conditions for inhabitants. The following features are accessed via the Facility Management module of the Manhattan Software IWMS:

      Help Desk (Reactive Maintenance)

      The Help Desk enables prompt, efficient management of reactive maintenance calls, subsequent response monitoring and analysis.

      Employee Self-Service

      Manhattan provides a portal interface that enables employees to access a range of real estate and facilities services as well as non-facilities services. This is typically used for the Help Desk, Conference Room Bookings, Service Bookings (food, audio/visual, etc.) and non-facilities services such as reprographics.

      Planned or Preventive Maintenance

      The Planned Maintenance module provides for full control of cyclical maintenance and renovation schedules and budgets. This functionality can be used for the management of simple assets or for major cyclical plant and equipment maintenance.

      Facility Condition Assessment

      Facility Condition Assessment tracks the condition and operations of all building components. It assists with budgeting and forecasting of future maintenance and provides linkage with field data collection through PDA’s.

      Procurement & Contract Management

      Manhattan has a fully integrated procure-to-pay (P2P) capability. The module enables the recording and processing of bids from initial RFI to the selection and contract stage, and provides online integration for comparative purpose, historic analysis and actual reporting. Service Level Agreements can be tracked, as well as warranties and manufacturer maintenance recommendations.

      OVERVIEW

      From inception, Manhattan was designed and built with financial management and accounting at its core. This unique Financial Management module helps organizations analyze and optimize their overall Total Cost of Occupancy for Real Estate & Facility Management. It provides a real estate-specific sub-ledger and other financial and accounting tools that allow organizations to evaluate their real estate spend while practicing sound accounting principles. Real estate and FM professionals now have visibility into their entire spend at a granular, real estate ledger level.

      The Financial Management module is the best connection to accounting, finance and other business units to provide detailed data on the daily operations and strategic performance of any real estate portfolio, property by property.
